AED137 Million Aldar Penthouse Sale Marks New High in Abu Dhabi’s Luxury Real Estate

Aldar has set a new benchmark in Abu Dhabi’s property market by selling the city’s priciest apartment, a lavish three-bedroom penthouse at Nobu Residences on Saadiyat Island, for AED137 million.

This transaction not only marks the highest price per square metre in Abu Dhabi at over AED96,000 but also signals the UAE capital’s increasing attractiveness as a prime location for living and investment, maintained by a robust, business-friendly climate, engaging leisure and beachside activities, and initiatives like the 10-year Golden Visa.

The UAE capital’s allure is further demonstrated by the sale of a four-bedroom duplex sky villa at Nobu Residences for AED130 million, emphasizing a growing trend towards premium residential investments. Aldar‘s Group CEO, Talal Al Dhiyebi, highlighted this sale as evidence of Abu Dhabi real estate market’s maturity, driven by government policies enhancing the city’s livability and investment potential. The upward trajectory in property transactions is expected to persist, fueled by the introduction of luxurious lifestyle projects on Saadiyat Island and other prime areas.

Rashed Al Omaira, the Acting Director General at Abu Dhabi Real Estate Centre (ADREC), reflected on this, acknowledging the sustained demand and dynamic growth in Abu Dhabi’s property sector. He emphasized the ongoing efforts to create exceptional residential projects that reflect the cultural diversity of Abu Dhabi, positioning it as an unparalleled destination for global investors and residents.

Launches plots for sale in ongoing Expo Valley residential development.

Expo City Dubai, the master developer, has awarded four new contracts—three to UAE-based companies—and introduced plots of land for sale as part of the ongoing development of the Expo Valley residential project. Expo Valley, which is set to welcome its first residents in early 2026, will feature 532 villas, townhouses, and semi-detached properties.

These homes are designed to meet the highest sustainability standards, promoting environmentally friendly living and enhancing health and wellbeing. Additionally, Expo City has unveiled Expo Valley Plots, offering prospective buyers land parcels ranging from 7,500 to 12,500 square feet, with the option to combine areas to suit their needs.

Situated at the heart of Dubai’s growth corridor, Expo City Dubai boasts excellent connectivity via metro and major highways. With the expanding Dubai Exhibition Centre and the new Al Maktoum International Airport nearby, residents and the business community will enjoy seamless access to the rest of the city and beyond.

Parsons oversaw the enabling works and overall supervision of the earthworks and Al Naboodah Contracting Company was responsible for decommissioning below-ground services and undertaking the landform grading works across the development. AECOM Middle East Limited is overseeing the administration and site supervision of Expo Valley’s infrastructure works and Al Nasr Contracting Company is responsible for the construction of utility networks, power systems, road works and associated landscaping works.
